Building Management Services FAQs
Q. How do I know if my current vendor's lease has contractual clauses that will prevent me from changing vendors?
A. Ask us. To request a proposal, contact us or call us at 1-800-945-WASH (9274).
Q. What's the smallest laundry room SDI would consider installing laundry equipment in?
A. We have buildings with one washer and one dryer in the laundry room, serving as few as four to five apartments per building.
Q. Will you provide monetary compensation to improve the overall appearance of my laundry room?
A. In many cases, we will paint the laundry facility. In some instances, we will provide vinyl floor tile. If the building so chooses, however, we will provide a one-time decorating allowance to be used at the discretion of the owner/building manager.
Q. If my machines require servicing, what is your overall turn-around time?
A. We are the only laundry vendor in the New York Metropolitan area which provides 24-hour turnaround service — seven days a week.
Q. Is there any way to eliminate the need for my tenants to carry cash and for me to have a cash-free business?
A. Yes, we offer the Smart Card system, a computerized cashless card system that replaces old coin machines. It comes with such conveniences as the Coded Value Adder, which offers customers instant refunds, as well as the Value Transfer Machine (VTM), which enables customers to add value to their Smart Card, by debit, credit, or ATM card.
Q. How will I and my customers know how to operate the Smart Card equipment?
A. Once we have installed the equipment, we'll hold two Open Houses at your location so you and your customers will know how to use the laundry equipment and Smart Card machines.
Q. What is the length of a typical contract from SDI?
A. A typical contract in the laundry business is seven to eight years. The equipment we provide is built to last far beyond the length of a typical contract.
Q. How do you determine cycle charges?
A. SDI works with the Board of Directors or owner of the building to determine cycle charges that are financially viable for both the building and SDI.
Q. Can the building management company receive a higher commission if cycle charges are raised?
A. Yes, most of our agreements have a provision in them which allows the customer to adjust cycle charges during the term of the agreement with no additional charge or penalties to the building corporation.
